4/22/2011 -- Cadence site demolition has begun

There supposedly were new designs filed in 2011, they would have to follow the Urban Design Guidelines set out in the NSJ Taskforce. We have some plans from 2008-ish: here

3/8/2011 -- Vote on Measure A to build schools in NSJ

When: Ballots will arrive February 7th in the mail.
They must be mailed back and received by the Election Committee by March 8th to be counted.

What: A YES vote will create a Mello Roos tax district to collect funds to build schools in North San Jose.
If 67% of the votes cast are "yes", the measure passes.

How much: This is a new property tax charged per dwelling unit (apartment, condo, townhome, single-family).
Owners of units that are already built pay $19 per year for up to 30 years.
Developers of new units pay $6,500 per unit when they apply for construction permits.
Owners of those newly built units will then pay up to $1,960 per unit for up to thirty years.

Why: Constructing new schools cost money: SCUSD estimates at least $200 million to build for the number of students projected for NSJ. The city does not have the money to build the schools. The school district does not have the money. The developers are profit-motivated and do not want to pay as much as the SCUSD estimates will be needed (and the city for political reasons isn't going to force them to). This Mello-Roos might be the only way to guarantee that the money for schools is available when the schools need to be built.
